From Florida to the Upstate

Moving from Florida to Greenville, SC.

What do you want to keep about life in Florida, and what are you ready to change? Let’s start there. We can sort out the areas, the home budget, and the move together.

A few things to look at differently.

A move from Miami will feel different from a move from Jacksonville or the Panhandle. Use your current home and routine as the starting point for the comparison.

The everyday part

Think through a normal Tuesday.

Choose a few places you’d actually use: work, groceries, a gym, a park, or a regular appointment. Try those routes from the homes you like. If you want to walk for coffee or dinner, walk the whole route yourself.

A Greenville mailing address can cover very different surroundings. Start with the area overview, then narrow the map around your week.

Seasons & the house

Make room for winter. And summer.

Greenville has hot summers and winter freezes. Look at the heating and cooling systems, shade, exposed pipes, and the driveway. If you’re considering a wooded lot or a home with a crawlspace, ask about drainage, moisture, and ongoing maintenance.

Spend time outside during the showing. A yard can photograph beautifully and still ask more of you than you want.

Here’s how 30-year weather averages at GSP airport compare with four Florida cities.

The monthly budget

Compare more than the asking price.

Florida has no personal income tax. South Carolina does. If you’re retired, bring these points to your tax professional: South Carolina doesn’t tax Social Security benefits, and it offers military-retirement, retirement-income, and age-65 deductions. For the house, get current insurance quotes and a property-tax estimate based on your purchase and how you’ll use it.

Your Florida homestead exemption doesn’t move with you. Once that house stops being your permanent home, it loses its Save Our Homes savings. Florida’s portability program can carry all or part of those savings only to a new Florida homestead you set up within three years of January 1 of the year you left the old one, not to a home in another state.

If this will be your primary home, apply to the county assessor for legal-residence status. Qualifying homes use a 4% assessment ratio and receive relief from school operating taxes. You must apply and provide proof; the seller’s legal-residence status does not transfer to you. In Greenville County, apply by January 15 of the following year for the tax year you’re claiming. Check your county’s deadline and documents. Without approval, an ordinary residential property is generally assessed at 6%.

Bring these numbers to the comparison.

  • Your current monthly housing cost
  • New loan estimate
  • Property-tax estimate
  • Home and flood insurance quotes
  • HOA dues
  • Utilities and upkeep
  • Moving, storage, and any overlap between homes

Give your first visit some breathing room.

Tell me your dates and what you hope to learn. I’d rather leave you time to explore a place you like than fill every hour with another front door.

Day one / Get your bearings

Explore two or three areas.

Walk downtown Greenville around Main Street and Falls Park. Then spend time in the towns you’re considering, including a few everyday stops. Try an important drive when you’d normally make it.

Day two / Take a closer look

Tour, compare, then go back.

See the shortlisted homes. Leave time to revisit a street, check the yard and surrounding roads, and talk through what surprised you. Even if you don’t pick a house, what you learn tells us where to look next.

Selling in Florida, buying here.

If you have a home to sell in Florida, we should talk about that early. The sale proceeds, your financing, and the dates you can live with will shape the Greenville search.

  1. Before you book the truck

Compare selling first, buying first, and renting temporarily with your lender and agents. Include storage, temporary housing, and the cost of carrying both homes if dates overlap.

  2. While you’re still in Florida

We can use live video to look at the house and street. Keep a list of what still needs checking in person or by an inspector. South Carolina’s Supreme Court says real estate closings here should happen only under an attorney’s supervision. Ask the closing attorney how signing will work before you make travel plans.

  3. Once you know your move date

Arrange utilities and insurance, update your mailing address, and review SCDMV’s license and vehicle checklists. For permanent movers, SCDMV generally sets a 45-day deadline. Put the county legal-residence application on your list too. For most passenger vehicles you already own and bring from another state, budget for a one-time $250 infrastructure maintenance fee, title and registration fees, and county vehicle property tax before registration. Military and other exceptions apply; confirm your vehicle with SCDMV. Moving after military service? See the veterans & military families guide.

Questions before you pack.

Start here, and bring me anything else you’re wondering about.

Will homeowners insurance be cheaper?

Get quotes for the actual homes you’re considering before you commit. Coverage, deductibles, roof condition, and property risks matter. Most homeowners policies don’t cover flood damage, so ask about flood insurance separately. Being inland isn’t a reason to skip that conversation.

Will moving from Florida to Greenville save me money?

It might, but the asking price is only one piece. Compare financing, property taxes, insurance, HOA dues, utilities, upkeep, moving costs, and the tax change. Unlike Florida, South Carolina has a personal income tax, but it doesn’t tax Social Security benefits. The monthly budget section above lists the retirement-related deductions. Have your tax professional run your numbers before we set a home budget.

SCDOR individual income-tax guidance

Should I sell my Florida home before buying here?

Start with whether you need the sale proceeds and whether your lender will approve an overlap. Selling first, buying first, and renting temporarily each change the cost and timing. I can coordinate the Greenville search with your Florida agent, lender, and closing attorney once you choose a plan.

Can we start looking while I’m still in Florida?

Yes. We can narrow the areas together and use live video to look at homes and streets. Before an offer, we’ll talk through what you’ve seen, what still needs checking, and the inspections you want. A video tour doesn’t replace an inspection or your own visit.

How soon do I need to update my license and vehicle registration?

SCDMV says permanent movers generally have 45 days to apply for a South Carolina license or ID and transfer vehicle registration. Start with its current checklists; vehicle registration also involves South Carolina insurance and county property tax. Temporary residents, including some military members and students, have different rules.
