Mauldin, at a glance.

Use the town as a starting point. Check the home’s address before relying on a ZIP code, school assignment, or city service.

City and county

An incorporated city, entirely inside Greenville County. 2020 Census population: 24,724.

ZIP codes

The City uses 29662, but parts of Mauldin have Greenville 29607 or 29605 addresses, or Simpsonville 29681 or 29680.

Population is the 2020 Census count, as listed by the SC Revenue and Fiscal Affairs Office. County, ZIP-area and school-district lines are from 2020 Census geography, and the City’s own ZIP comes from the City of Mauldin. Checked September 26, 2026.

Greenville on one side. Simpsonville on the other.

Mauldin sits along the I‑385 and US 276 corridor. It belongs on your list if you want to compare homes south of the city while keeping Greenville in your everyday routine.

City Center & East Butler

Visit City Center Park beside the Cultural Center and Sports Center. Then drive East Butler Road toward the homes you’re considering. A nearby gathering place is useful only if you’ll actually use it.

BridgeWay & the trail

BridgeWay Station combines places to eat and gather with a trail connection over I‑385. The County identifies this as the Blue Line connecting BridgeWay to Butler Road. Check the trail map for your actual trip; a nearby segment isn’t a continuous ride everywhere.

Projects & development

See what the City says is planned, open, or still in progress.

The City tracks projects including City Center Village, BridgeWay Station, trail segments, parks, sidewalks, roads, and infrastructure. A plan is context, not a promise about timing or property value.

Mauldin’s resident tools organize utility and city-service contacts. Provider territory, sewer or septic, trash, and connection details still need address-specific confirmation.

What changes from one home to the next?

Once the location works, compare the price, taxes, insurance, HOA dues, and likely repairs. An older house and a newer townhome can ask very different things of your time and budget.

An established house

Look beyond the renovated kitchen. Roof and HVAC dates, drainage, tree work, and past repairs help explain whether the lower asking price is actually the lower-cost choice.

A newer house or townhome

Ask who maintains the roof, exterior, yard, and shared spaces. Compare the HOA budget and rules with what you want to handle yourself.

A home near new development

Ask what’s open now, what’s being built, and what’s still a proposal. The City’s project page is a useful place to separate those conversations.

A home outside city limits

A Mauldin mailing address doesn’t settle the service or tax question. Check the parcel’s city status, then price the payment and services for that home.

Mauldin questions.

A few questions that come up when we’re looking in Mauldin.

What are the trade-offs of living in Mauldin?

The ones I’d weigh: your drive at rush hour, how much yard and house you want to keep up, HOA rules and dues, and construction near some homes. Visit the places you expect to use rather than assuming every Mauldin address offers the same access.

What is the ZIP code for Mauldin, SC?

Mauldin’s own ZIP code is 29662, and the City’s mailing address uses it. Other Mauldin addresses use Greenville 29607 or 29605, or Simpsonville 29681 or 29680, so don’t limit a home search to 29662. Check city limits and school assignment for the specific address.

What county is Mauldin, SC in?

Greenville County. Mauldin is an incorporated city, and all of it sits inside Greenville County. Some Mauldin addresses use Greenville or Simpsonville ZIP codes, so check city limits for the specific address.

What would I look at first in Mauldin?

Start with your commute and the kind of home you want, then spend time around City Center and BridgeWay Station. If those places and routes suit your week, we can compare established houses, newer homes, and townhomes without treating them as the same purchase.

Where is Mauldin in relation to Greenville?

About 8 road miles from Mauldin City Hall to Greenville City Hall downtown. Mauldin is southeast of Greenville, between Greenville and Simpsonville along the I-385 and US 276 corridor. That makes it worth comparing for a Greenville commute. A short distance on the map can hide an awkward last few turns. Road miles, measured September 26, 2026. Try the drive at the hour you’d make it.

How do I verify the school assignment?

Use Greenville County Schools’ current address lookup and confirm directly with the district. Don’t rely on a listing portal, rating site, or nearby boundary.

How do I know whether an address is inside Mauldin city limits?

Start with the parcel and municipal records, then confirm the specific service or rule with the responsible office. A mailing city alone doesn’t settle every jurisdiction question.

Can you help with new construction in Mauldin?

Yes, from the buyer’s side. Before you sign, we’ll read the builder’s contract, check what any incentive asks of you, and plan your inspections. We’ll also look at what’s still being built around the lot, and when.

Which parks should I visit on a first trip?

Besides City Center Park, try Sunset Park off West Butler Road or City Park on Corn Road. Pick the one near the homes on your list and try the route from the neighborhood. The City’s parks page lists amenities and addresses.
