Veterans & military families

Your next chapter in the Upstate.

Thinking about Greenville after military service? There’s a lot to explore here: city life, nearby towns, parks, and local VA care. South Carolina also offers benefits worth checking as you plan the move.

Why I chose Greenville.

Geoff Bey in his Navy service uniform with his wife aboard ship in 2017.

I’m a Navy veteran and former Quartermaster. From the Navy to real estate — same rules in both: show up early, tell it straight, finish the job.

I grew up in Chicago. The Navy stationed me in Virginia for four and a half years, including two deployments to the Middle East, and then in San Diego for four more. When I got out in 2022, we could have moved almost anywhere. We chose Greenville for the small-town feel with a bright, lively side, and we’ve loved living here ever since. If you’re making the same move, text me. I’ll tell you what I wish I’d known.

What do you want life here to look like?

The everyday part

A downtown walk. A trail day. Your own routine.

If you want parks and trails alongside city life, put Falls Park and the Swamp Rabbit Trail on your first visit. Then spend time in the towns you’re considering. The useful question is how a place works on a normal weekday.

We can compare Greer, Taylors, Mauldin, Simpsonville, Fountain Inn, Piedmont, and nearby areas based on your commute, what you need from the home, and your budget.

Know who you can call.

The Upstate has VA clinics and county veterans offices. Find the office for the county where you plan to live and ask which documents to bring. It’s a practical place to start sorting out benefits and claims.

Service & location

Plan around your actual duty station.

Major South Carolina installations include Fort Jackson, Shaw Air Force Base, McEntire Joint National Guard Base, Joint Base Charleston, Marine Corps Air Station Beaufort, and Parris Island. Those are in the Midlands or coastal region. For Guard or Reserve service, check your actual unit and drill location before narrowing the home search.

What South Carolina offers veterans.

Start with the benefits that matter to your plans. Each program has its own requirements. Use the official links to confirm what applies to you before counting on a savings amount.

01 / Retirement income

Keep the state tax treatment in the comparison.

South Carolina lets taxpayers deduct all qualifying military retirement income included in South Carolina taxable income, regardless of age. Qualifying military survivor benefits can also be deducted. Social Security benefits are not taxed by South Carolina either. Have your tax preparer apply the deductions to your return.

02 / Disabled-veteran property tax

Confirm the exemption for your home.

SCDOR lists an exemption for veterans with a total and permanent service-connected disability. It covers the qualifying dwelling and up to five acres. You must live there, meet ownership rules, and receive the county’s 4% legal-residence approval.

Qualifying disabled veterans may also receive a property-tax exemption on up to two personal vehicles. State law requires qualifying disabled-veteran plates or a disability certificate filed with SCDMV. For the home exemption, SCDOR recommends waiting until the deed is recorded and the county approves legal-residence status before applying. An unmarried surviving spouse may qualify for the home exemption and one vehicle. These exemptions cover property tax; other fees can still apply. SC property-exemption rules.

03 / Other homeowner programs

These are separate applications.

Legal residence: if this will be your primary home, apply to the county assessor for legal-residence status. Qualifying homes use a 4% assessment ratio and receive relief from school operating taxes. You must apply and provide proof; the seller’s legal-residence status does not transfer to you. In Greenville County, apply by January 15 of the following year for the tax year you’re claiming. Check your county’s deadline and documents. Without approval, an ordinary residential property is generally assessed at 6%.

Homestead: a separate property-tax exemption is available to eligible homeowners age 65 or older, totally and permanently disabled, or legally blind. Ownership rules apply, and you generally need at least one full calendar year of South Carolina legal residency first. Ask the county when you qualify, the amount for your tax year, and what documents to submit.

04 / Education

Check tuition help before choosing a school.

South Carolina offers undergraduate tuition assistance at state-supported colleges and technical schools, including Clemson, USC Upstate, and Greenville Technical College, for eligible children age 26 or younger of certain wartime veterans. Eligibility depends on the veteran’s service and qualifying circumstances, plus residency.

The student and a living veteran generally need 12 continuous months of South Carolina residency before applying; separate rules cover deceased veterans and children who have lived in the state since birth. Apply through SCDVA once eligible. Benefits begin when SCDVA receives the application, and the school makes the final residency decision. The benefit covers tuition, not every college expense. 2026 lifetime-resident eligibility update.

05 / License & plates

Bring the right service record.

SCDMV offers a veteran designation on licenses and IDs with qualifying military documentation, such as an accepted DD-214. There is no fee for the designation. Certain military plates issued since May 6, 2022, also permit free metered parking in South Carolina; the plate design shows whether yours qualifies. Accessible parking requires the appropriate wheelchair plate or placard.

06 / Time outside

Look at the programs you’ll actually use.

State parks: the All Park Passport is half price for South Carolina residents who are 65 or older, 100% disabled, or legally blind, and for active SC National Guard members. The discount is not available online. Buy at a state park office or call (803) 734-0156, with proof of eligibility.

Hunting and fishing: SCDNR offers a free disability license to applicants who have lived in South Carolina for at least 365 days, have been declared disabled, and receive qualifying disability benefits, including from VA. Review documentation, license coverage, and any separate tags before heading out.

Let’s make the move practical.

Whether you’re retiring, serving in the Guard or Reserve, or moving with a military-connected household, we can start with the things your home needs to support.

  1. Choose your everyday stops.

Work, duty location, care, and the people you want to be near. Try important drives during the hours you’ll use them.

  2. Check the whole home budget.

Get property-tax and insurance estimates for the actual address. Verify benefit eligibility and application timing separately.

  3. Narrow it down after each visit.

Tell me what you liked and what didn’t work. We can use that to choose the next areas and homes to see.

A few questions before the move.

These are starting points. The linked agencies make eligibility and service decisions.

Does South Carolina tax military retirement pay?

No. You can deduct all qualifying military retirement income that’s part of your South Carolina taxable income, at any age. Qualifying military survivor benefits can be deducted too. Have your tax preparer apply it.
