Greer homebuyer guide

One city. Two counties.

Greer has a downtown on Trade Street, and Greenville-Spartanburg International Airport (GSP) is close by. The city crosses the Greenville–Spartanburg county line, so the exact address matters for property records, schools, taxes, and utilities. Send me a home you like and we’ll start there.

Names and numbers first. Records and utility lookups for a specific house come further down this page.

City and counties

Greer is its own incorporated city, split between Greenville County (most of it) and Spartanburg County. 2020 Census population: 35,308.

ZIP codes

City Hall uses 29651. Most of Greer is in 29651 or 29650, and a few edges use other ZIP codes, so check the exact address.

Where these came from: the SC Revenue and Fiscal Affairs Office for the 2020 Census count, 2020 Census geography for the county, ZIP-area and school-district lines, and the City of Greer for City Hall’s ZIP. Checked September 26, 2026.

Same city, different offices.

Two Greer homes on nearby streets can pay different county taxes, sit in different school districts, and call different offices about the same problem.

Think about the places you’d go each day, too. Try the roads you’d use during your normal commute.

Send me the address and we’ll start with the county, schools, and services for that home.

Six things I check before we tour.

These are the details I’d want to know about the home.

01

Which county

Greenville or Spartanburg. Find the county for property records and taxes, then check school assignment separately.

02

Which school district

Greenville County Schools or Spartanburg District Five, depending on the address. I’d check the exact home with the district.

03

The utility company

Ask who supplies water, sewer, gas, and electricity to this exact home. One address can have a different provider for each.

04

The airport and the plant

GSP flight paths and BMW shift traffic are real daily factors on some streets. Stand in the yard at the right hour.

05

The real payment

County taxes, HOA, utilities, insurance, repairs. We’ll add these in when we figure out what the home would cost each month.

06

Future resale

Nearby building can add amenities and competing homes. I’d compare lot position, layout, condition, and future phases without assuming growth will raise the resale price.

Local contacts and property records.

These are the sources I open on a Greer address, starting with the county record.

Zoning & development

See what the City is approving and building.

The City’s Planning & Development Department handles development review. Its GIS map includes zoning and information about upcoming projects. Confirm plans with City staff before relying on timing or future use.

Utilities

Confirm the provider for the exact address.

Greer CPW is the city’s own utility. Outside its territory, the providers differ, so confirm each service for the address.

Greer CPW service questions
Airport

Airport questions go to GSP.

Greenville-Spartanburg International uses a Greer mailing address. For anything about the airport itself, its own site is the source.

GSP Airport

Sources checked September 1–26, 2026. County, provider territory, school assignment, and property facts can change. Use these links to get started. Confirm the answers that affect your purchase with the office or professional responsible. Checklist for Greenville County addresses. For a Spartanburg County home, start with the county record links above and confirm each provider and district.

Plan the visit around your day.

Greer’s downtown, airport access, and larger lots answer different needs. Give each a real look.

Start on Trade Street

Spend time downtown, then walk or drive the actual route from a nearby home. An address described as “near downtown” may still mean using the car.

If you fly often

Map the drive to GSP from the house, then weigh that convenience against any aircraft noise on the street.

If work takes you toward BMW

Test your route when you’d use it, including the roads between the home and the interstate. A weekend showing won’t tell you what the workday feels like.

If land or a lake is the draw

Lake Robinson and Lake Cunningham are Greer CPW’s drinking-water reservoirs. Boating, fishing, and shoreline use follow CPW’s permits and rules. For a property, confirm access, shoreline restrictions, water service, septic, and upkeep.

Greer questions.

A few questions people ask about Greer.

What ZIP code is Greer, SC?

Start with 29651 and 29650 when searching Greer. City Hall uses 29651, and Census 2020 ZIP-area data places most of the city in those two areas. ZIP codes don’t follow city limits or school boundaries, so check the specific address.

City of Greer · Census 2020 ZIP-area data

Which county is Greer in?

Both. The City of Greer sits in Greenville County and Spartanburg County. The parcel record tells you which side a specific house is on.

What school district serves Greer?

Two districts, depending on the address: Greenville County Schools and Spartanburg District Five. Greenville County Schools also covers most of Greer’s Spartanburg County side, so the county line won’t tell you which one. Check the exact address with the district.

Who provides utilities in Greer?

Greer CPW offers water, sewer, natural gas, and electric service. Confirm each service for the home; city limits and utility service territories are different boundaries.

How far is Greer from downtown Greenville?

About 13 road miles from Greer City Hall to Greenville City Hall downtown. From Greer City Hall, GSP is about 7 road miles and Prisma Health Greenville Memorial Hospital is about 15. Greer is northeast of Greenville, between Greenville and Spartanburg, and I-85 and US 29 (Wade Hampton Boulevard) connect it to both. Road miles, measured September 26, 2026. Try the drive at the hour you’d make it.

Have you helped people buy and sell in Greer?

Yes, I’ve helped people buy and sell in Greer. Tell me what you’re planning and we’ll go over the details together.

Is the airport a problem?

On some streets, it can be. If a home may sit under an approach path, we’ll spend time outside while flights are coming in so you can judge it yourself.

Send me the Greer address.

I’ll help you check the county, schools, utilities, and anything else you’re wondering about.
